Developers benefit by having 1 point of contact who manages the buying, production, and installation of FF&E. All coordination with the interior designer and contractor fall under the responsibility of the turnkey Supplier. With a fixed price contract, the client is assured of achieving the quality demanded by the Interior Designer without the risk of cost escalations.
Turnkey Projects: Operating Supplies & Equipment
OS&E requirements are often defined late in a project's lifecycle. A turnkey supplier of OS&E is able to provide a client with a fixed lump sum price based on the operator's brand standards and industry norms. with a fixed price the contractor and operator work together to define all OS&E required for the development. Client's benefit by having one party responsible for the supply of all items, ongoing maintenance, and assurance that items supplied are approved by the Operator.

Building on our extensive understanding of hospitality operations, our team of OS&E purchasers use our global supply chain network to source, identify and make recommendations to meet Operator's highly customized and often vague OS&E requirements. In addition our team will manage the coordination of logistics to the site and check all items when handing over to the operator.

We understand the internal controls organizations have in place and work closely with our Clients to make sure our procurement process works in tandem.
Selection of vendors for each project is done by a thorough review of the project requirements, establishing tender packages per special trade and understanding the logistics to the project's destination. Through constant meetings with new vendors, our product knowledge is kept updated on the latest trends in Furniture and Operating requirements for hotels.
Sustainability is a key decision factor in our sourcing strategy as we aim to reduce the impact FF&E and OS&E have on the environment.

Successful projects depend on consistent interactions with vendors, Interior Designers and Operators. Controlling vendor payments, Shop Drawing approvals, Prototype submittals, and production status' are essential steps to maximize the probability of delivering material to the site with zero defects and on time. All project information is consolidated on a comprehensive procurement register and reviewed with all project participants.
Factory inspections are carried out for quality control, adherence to specifications and delivery programme. Frequent reporting and raising red flags helps keep all project stakeholders focused on achieving timelines and risk management.
At Orsini SPI we consider delivery & installation the ultimate coming together of our team efforts in sourcing and procurement, as we are usually the last one in the rooms before the hotel team takes over and prepares the room for guest occupation.
We manage hospitality furniture installation by having an on-site supervisor coordinating access with the main contractor and the activities of all nominated vendors.
When a specialist installation contractor is required, we oversee their works to ensure proper protection is laid, any contractor snags are identified before accessing the rooms, and all packing materials are properly disposed of.
On larger projects, separate installation teams may be required for Artwork and Decorative Lighting installations.
We take installation seriously as our team is usually the last one in the rooms before the hotel team takes over and prepares for the arrival of guests.
We manage all logistics from the collection at source to customs clearance and delivery to site. Installation is overseen by our on-site supervisor coordinating access with the main contractor and the performance of all appointed vendors.
All material delivered to the site is snagged and desnagged, handed over to the Client and Operator, and all packing materials are properly disposed of.
